Pre-Application Advice Process
We provide a pre application planning service, details of this can be found in the related documents section on this page. This service is designed to provide professional advice to people who wish to carry out development in West Somerset (excluding Exmoor National Park).
The benefits of the service
Using the pre application advice service will enable you to submit a scheme which is more likely to be acceptable or it will provide you with an early indication if a scheme would be likely to fail.
Spending time and effort in preparing your scheme is more likely to result in an acceptable, good quality development and will also help us process your application quickly.
The service will:
enable early discussion and will provide detailed advice about aspects of the scheme, such as architectural design, building materials and advice on the relevant national and local planning policies. This can result in better overall quality and quicker processing;
identify, and where possible, provide positive advice to help you to resolve any problems and amend the scheme before you submit a formal application;
provide clear guidance to you on what you need to submit with your application;
provide guidance on who else you will need to speak to.
include a detailed written report and can include a site meeting with a planning officer.
Somerset County Council is the Highway Authority for the area of West Somerset. They are a statutory consultee and provide us with comments or standing advice on all planning applications. See the Somerset County Council website for more information.
