Regularisation Certificate
An application can be made for a Regularisation Certificate for any completed building work carried out since 11th November 1985 without the benefit of a formal submission. This does not preclude the Local Authority to seek a prosecution if the work cannot be regularised.
Applications are often made when properties are being sold and it is discovered that work has been carried out and Building Regulation consent was not applied for.
A Regularisation Certificate is beneficial as it will provide assurance that work previously carried out is safe and complies with the Regulations; it may also assist with the conveyancing process. Be aware that building work may need to be exposed in order for its suitability to be determined or rectified as required.
Following deposit of an application a site inspection by a Building Control Surveyor should be arranged. An inspection will be carried out and if necessary a report will be issued detailing matters to be resolved.
When the building work is found to be in compliance with the Regulations a Regularisation Certificate will be issued.
